One of the tactics used to sell a house is the Open House. It drives multiple buyers to the home for a specific purpose: a chance to see the homes unique features as well as visualize themselves living there.
Both vacant and occupied properties require a seller to put their best effort towards the presentability of the home in order to solicit maximum offers from buyers. As agents, that is our job and we can accomplish this best working as a team!
Vacant Properties
For vacant properties, consider the following:
A professional cleaning. Bathrooms, kitchen, and carpets.
Landscape clean up. Remove overgrown trees and shrubs. Mow lawn. Plants flowers
Touch up paint. Minor repairs.
Occupied Properties
For an occupied property, also consider the above, however the following is a must:
Declutter.
Remove valuable items. Securely lock them in a garage or car or another home.
Remove as many personal photos and items as possible.
Clean up dirty dishes and clothes.
Make beds.
Clean bathrooms and kitchens.
Remove or store toys.
Secure dogs and pets.
Plan to be gone from the home.

People will be coming through your home! It is your responsibility to protect your own personal valuable items! Do not leave anything of value out or accessible!
Voice any concerns you have to your agent, be willing to listen to the agents concerns and work out the issues before the Open House.
